What Makes Regency Roofs Different
The typical Regency roof in Cheltenham presents several characteristics not found on other housing stock:
Welsh slate from specific quarry regions
Original slate on Cheltenham’s Regency stock came predominantly from the Ffestiniog quarry region of north Wales. This slate has a distinctive blue-grey colour, a moderate surface texture, and a specific thickness and cleft pattern. When individual slates need replacing on a conservation area property, matching the original slate precisely — in colour, texture, thickness and size — is not optional; it may be required under planning conditions and is always aesthetically important.
New Welsh slate from the same quarry region is available, but good-quality reclaimed Ffestiniog slate is often a closer match to weathered 19th-century originals and is our preferred choice for repair work on Regency stock. Sourcing takes longer than ordering standard new slate but produces the correct result.
Lime mortar requirements
Ridge and hip tiles on period Cheltenham properties should be bedded in lime-based mortar, not modern cement. Cement mortar is harder than the surrounding masonry and can cause cracking and damage to original stonework and tile edges as the building moves and settles over time. Soft lime mortar accommodates this movement. Some listed building consents specify lime mortar explicitly; even where they don’t, it’s the correct technical choice.
Lead flashings
Cheltenham’s Regency properties typically have multiple chimney stacks — many in groups — and complex roof geometries at junctions between bay windows, dormers and adjacent properties. All of these junctions require lead flashing. On period properties we use Code 4 lead minimum for step flashings and Code 5 for cover flashings and soakers. Quality lead work, correctly dressed, should outlast the surrounding slate by decades.
BS 5534 — the British Standard Code of Practice for slating and tiling — sets the fixing specifications that a compliant UK roof installation must meet, including wind-uplift resistance requirements relevant to exposed sites.
Conservation Area Constraints in Cheltenham
Cheltenham has six designated conservation areas, covering the Regency town centre and several Victorian and Edwardian residential areas. Within conservation areas:
- Alterations that materially affect the external appearance of a building require planning permission, even if they would be permitted development elsewhere
- Changes to a roof covering visible from a public highway are typically classified as material alterations
- Replacement of original slate with concrete or clay tile is unlikely to be approved within the central conservation areas
- The specification and appearance of replacement materials will be assessed by the council’s conservation officer
On listed buildings (of which there are a significant number in Cheltenham’s Regency core), listed building consent is required for any works that affect the character of the building.
